All NSW short-term rentals must be registered on the NSW Planning Portal and display their STRA ID on every listing, and non-hosted properties in Greater Sydney are capped at 180 nights a year. Stays of 21 or more consecutive nights don’t count toward the cap, and the NSW Government is reviewing the rules, so staying compliant while maximising the nights you can actually book is where professional management earns its keep.
