The fee

How Our Airbnb Management Fee Works

Our management fee is 18% + GST of the rental income your property earns. It’s deducted from your rental income, so there’s never a separate bill. If your property isn’t booked, there’s no management fee.

One-Off Setup Costs

Before your property goes live, there are a few one-off costs. We’ll quote them in your appraisal, so you know exactly what to expect before you sign.

  • First clean and bed setup, from $69 depending on the number of bedrooms
  • Compliance, quoted for your property
  • Professional photography and profile creation, $399

Everything else in your package is covered by your management fee. Ongoing property costs like council rates, strata and repairs stay with you as the owner, and we can pay them from your rental income.

Book a call and we’ll assess your property’s potential. Within 24 hours you’ll get a custom appraisal with grounded projections and market analysis, shaped around your goals.

Onboarding and Listing

Once you sign up, you’ll meet your dedicated account manager. We organise professional photography and create listings across all major platforms. Most properties are generally live within 7 to 10 days.

Start Earning

Your property is ready for guests. We take care of everything else, and your earnings are paid monthly.

Frequently Asked Questions

Are there any upfront costs?

Only one-off setup costs: the first clean and bed setup, compliance, and professional photography and profile creation. We’ll quote these in your appraisal before you sign.

Are there any other costs?

No. Everything in your package is covered by your management fee. Linen and towels are charged to guests, not you.

How am I charged?

All fees are deducted from your rental income, apart from the one-off setup costs.

Do I pay anything if my property isn’t booked?

There’s no management fee. It’s only charged on income your property earns.

Who pays council rates, strata and repairs?

These stay with you as the owner, but we can pay them for you from your rental income.

How do you price my property?

We benchmark your property against similar listings in your area, factor in seasonality and availability, then adjust pricing as demand changes, using our local expertise and our own pricing technology.

When do I get paid?

Your earnings are paid monthly.
